Situation
Hired twice over the course of 2018-2019 to lease investor-owned office space in the Textile Supply Building, one of SouthEnd’s most historic buildings. Both times, Eagle was tasked with securing a new full floor tenant just as the current tenant’s lease expired.
Action
By tracking tenants in the market and actively pursuing tours with those brokers, in each instance, Eagle was able to create competition for the space, providing valuable leverage in negotiations.
Results
Eagle secured rental increases of 12-15%, but more importantly, protected each owner from long vacancy periods and negotiated leases that required minimal owner investment in renovations. Combined, these two negotiating wins ensured both owners will experience strong cash flow for years to come.
